How to Apply for a Realty Masters Property:
Thank you for your interest in applying for one of our rental homes and apartments. Realty Masters is the LEADER in Leasing in Pensacola! At any given time, Realty Masters has 30-55 properties for rent. Please review our application procedures below and call our office with any questions at (850) 473-3983.
You may apply for our rental homes by either:
1. Apply online!
A. Go to Rental Listings Page and click on the property you are interested in.When the listing screen pops up, choose the option "Apply online." Complete the online application and pay the $35 application fee ($20 discounted for active duty military). You may use Pay Pal to pay this application fee and should be directed there at the end of the application. If not, you can mail or bring your cash payment to: 4400 Bayou Blvd. #58B, Pensacola, FL 32503.
B. Fax to (850) 473.3975 or email us the following items:
IF you are applying for the property sight unseen, you will be required to sign a sight unseen addendum. Sight Unseen Addendum

THE FOLLOWING POLICIES HAVE BEEN ESTABLISHED TO ENSURE THAT ALL PROSPECTIVE APPLICANTS FOR A PROPERTY ARE PROCESSED BY REALTY MASTERS OF FL AND WILL BE TREATED EQUALLY AND FAIRLY.
APPLICANTS and APPLICATION FEE:
Complete Applications will be processed in the order received. If you feel you meet the guidelines for qualifying, we encourage you to submit an application.
Each person 18 years of age or older residing in the property must complete and sign an application.
Each applicant must provide proof of identity with state issued photo ID.
$35.00 non-refundable processing fee per applicant. $20.00 non-refundable processing fee for active duty military and spouse. CASH OR MONEY ORDER ONLY. NO PERSONAL CHECKS, CREDIT, OR DEBIT CARDS IN OFFICE. Application fee can be paid online with debit/ credit card through online application system.
Incomplete Applications, as well as applications with missing or false information, will not be considered.
If a co-signer is necessary, the co-signer must also complete and sign an application. The acceptance of a co-signer is not normal policy and is subject to individual approval or denial by Owner.
Your application will not be considered without a completed and signed application for each adult over the age of 18 as well as a copy of state issued photo ID, most recent month’s verifiable proof of income, an application fee for each applicant, and photos of any animals residing in the property. Include these items with your application so your application can be considered complete; incomplete applications will not be processed.
Criteria for Approval:
Where there are co-applicants, owner may deny all co-applicants based on one co-applicants failure to pass criteria.
Minimum acceptable credit score of 600 is required. Upon completion of application, a credit inquiry will be made. Credit history must not contain judgments, collections, liens or bankruptcy within the past one year. Eviction filing and foreclosures within the last 3 years will be grounds for disqualification.
A minimum of one (1) year residential history is required. Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise or illegal activities, no unpaid NSF checks, no damage to the unit upon move out, and no outstanding monies owed to landlord.
Applicants’ combined gross monthly income must be three (3) times the amount of the monthly rent. Applicant must provide one month’s paystubs for verification of income. Self-employed applicants must provide their most recent tax return and three (3) months bank statements.
A background check will be completed on each applicant.
PETS and ASSISTANCE ANIMALS:
Pets are accepted on case by case basis with owners’ approval and a $250 non-refundable pet fee per pet. Please review the unapproved dog listbefore going forward with an application or request for viewing.
It is the sole discretion of the owner to approve or deny for any reason a pet request by the tenant. In order for your pet(s) to be considered, you must complete the pet section on the application and supply current photos with this application.
Animals we cannot accept include: Due to insurance regulations, we cannot accept Akitas, Doberman Pinschers, German Shepherds, Pit Bulls, Chows, Rottweilers, Siberian Huskies, Alaskan Malamutes, American Bull Terrier, American Staffordshire or Bull Terriers, English Bull Terriers, Korean Jindos, Presa Canarias, Hybird or Purebred Wolves, or Coyotes and Wild Dogs or any other aggressive breed or mix of an aggressive breed. These policies do not apply to assistance animals.
Assistance animals are welcome with proper documentation from a third party. Documentation must be provided at the time of application. See our assistance animal policy for questions regarding service animals and emotional support animals.
Conditions of MOVE IN:
We cannot hold a property vacant longer than 2 weeks past the receipt of a signed lease; therefore, the lease start date must be no later than two weeks from deposit.
Once approved, applicant must immediately schedule an appointment to sign lease and pay security deposit. Hours for lease signing with a property manager are Monday - Friday from 9am to 4pm.
All moving in funds are to be paid in certified funds. Security Deposit, $50 Administrative Fee, first (1st) full month’s rent, and any applicable pet fees are to be paid in cashier’s check or money order before keys are provided - NO CASH, PERSONAL CHECKS, and DEBIT OR CREDIT CARDS. Prorated rent, if applicable, is due the first day of the following month. Tenants moving in on the 25th or later require payment of prorated rent, as well as the full month’s rent, at the time of move in.
All utility accounts must be transferred into the resident’s name as of the date of possession.
Applicant has read the lease and all addendums and agrees to its terms upon completing application.
If you choose to lease a house sight unseen, you will be required to sign a sight unseen addendum. If you are out of the area, we strongly suggest you have a representative view the home in your absence and complete neighborhood research prior to applying or entering into a lease. Any application fees, security deposits, rent, and/or pet fees are nonrefundable should you decide you do not to move forward.
For CURRENT RESIDENT(S):
If you currently lease a home through Realty Masters, we will gladly waive your application fee; however, a new application must be submitted with all requested documentation. Tenants must meet all criteria set forth in order to qualify. A new security deposit and new pet fees, if applicable, must be paid at the time of lease signing.
Any exceptions to our policy will need to be submitted in writing for presentation to the owner for consideration. If approval is then given for such exceptions, additional security deposits, co-signers, and/or additional advance rental payments may be required. Our company policy is to report all non-compliance with terms of your rental agreement or failure to pay rent, or any amounts owed to the credit bureau.
